Why Your Airbnb Is Busy but the Money Left Over Feels Small
Updated: 1 day ago
The calendar has filled with short bookings. Guests are paying a cleaning fee. Yet the amount left for you feels disappointing. Before cutting the cleaner's budget or accepting more reservations, look at what each stay actually contributes.
A busy property can leave little behind when the money retained from cleaning does not cover the changeover, short stays repeat that gap, or other deductions are easy to miss. The useful question is: which bookings help pay the property's bills after their own costs are covered?
Follow one booking from the guest's bill to your account
Take a completed reservation and separate accommodation charges, the guest's cleaning charge, platform deductions and your management fee. Then match it with the actual cleaning and laundry invoice. Add consumables and other costs caused by that stay. Count each amount once.
Airbnb describes a cleaning fee as a one-off charge within the total price. It is not a promise that your cleaner's invoice will be fully covered. Airbnb's service-fee rules calculate fees on the nightly price and host-added charges, so a cleaning charge should not automatically be treated as money received untouched. Check the reservation's actual breakdown.
If you begin with a platform payout, do not deduct a fee already withheld there a second time. If you begin with gross charges, subtract the deductions that have not yet been accounted for. This sounds basic, but it makes comparisons between channels and management proposals much more useful.
Find the gap that repeats at every checkout
Separate what the guest pays towards cleaning from what it costs to prepare the home. Confirm whether the supplier's price includes laundry, linen hire, supplies and any relevant taxes. Keep periodic deep cleaning and exceptional work separate from the routine changeover.
For a house with several bedrooms, the linen plan matters as much as the floor area. Record which beds need preparing and what is included in the agreed clean. Do not assume an overnight guest removes the need for a complete preparation process.
Self-cleaning still uses your time, travel and supplies. Record those alongside cash expenses when deciding whether the arrangement is worth continuing. A budget that works only when your labour is free may not suit your long-term plans.

See what two nights and five nights leave behind
Here is a deliberately simplified example in Australian dollars. These are invented planning figures, not Seednest charges, market rates or results from the photographed property.
Assume accommodation leaves $150 per occupied night after platform and management charges and any applicable booking taxes or levies. Cleaning contributes $100 per reservation after any deductions on that charge. The routine clean and laundry cost $160, while additional utilities and consumables cost $10 per occupied night.
Booking calculation | 2 nights | 5 nights |
Accommodation retained | $300 | $750 |
Cleaning amount retained | $100 | $100 |
Cleaning and laundry paid | -$160 | -$160 |
Additional nightly costs | -$20 | -$50 |
Left towards fixed costs | $220 | $640 |
Per occupied night | $110 | $128 |
The $60 cleaning shortfall is spread over two nights or five. Under these assumptions, ten occupied nights split into five two-night bookings leave $1,100; the same nights in two five-night bookings leave $1,280.
Neither amount is profit. Insurance, rates, ongoing bills, repairs, furnishing replacement and finance costs still need allowing for, with income tax considered separately. Actual nightly prices, laundry needs and longer-stay costs can differ. Replace every assumption with your own figures.
Use stay length as a choice, not a blanket rule
A longer minimum stay may reduce changeovers, but it can also prevent a useful booking from fitting an empty gap. A five-night reservation is no advantage if it never arrives.
Consider a two-night gap between confirmed bookings. If a short reservation can fit, the cleaning team is available and its contribution is worthwhile, allowing it may make sense. For a valuable open weekend further ahead, you might prefer to preserve the chance of a longer booking. Assess the dates, expected demand and operational capacity together.
Airbnb supports minimum-night settings and custom rules by check-in day. Keep those settings consistent with local requirements and your management arrangements. Compare the total stay price a guest would pay, then check what you would retain. Raising the cleaning charge alone does not establish that a booking will be competitive.

Ask your manager to explain the calculation
Seednest's published pricing describes commission on revenue less cleaning fees. Confirm the precise calculation in your written proposal, including treatment of platform deductions, GST, laundry and extra cleans. That published wording does not establish every contract detail.
Seednest provides price optimisation, guest communication, cleaning and restocking, and maintenance coordination. Discuss how pricing decisions and changeover arrangements will work together for your property. The aim is to understand the trade-off between more bookings, preparation costs and the amount left for you.
If you are still preparing the home, design and furnishing choices can also make repeated changeovers easier. Our practical design guide explores that connection; our management guide explains the wider responsibilities to agree.
Bring three real bookings to the conversation
Send Seednest your suburb, bedroom count and listing link, plus a short stay, a longer stay and a booking whose payout surprised you. Include their payout breakdowns and the matching cleaning or laundry costs, removing guest names and contact details.
Those examples give us something concrete to discuss: the size of any cleaning gap, the stay lengths that fit your calendar and the management support you need. Contact Seednest about your property's booking costs.
Research note: the topic arose from a public host discussion about cleaning charges and costs. Forum figures were not used. Platform and Seednest sources checked on 23 October 2026.
