Airbnb & Short-Term Rental Management in Adelaide

We set up and run short-term rental homes in Adelaide, and we also manage in the Barossa Valley, so we know South Australian guests and seasons well. You keep ownership and control; we take care of everything from setup to the last checkout.

Why Adelaide works for short stays

Adelaide's calendar does a lot of the work: the Fringe, the Adelaide Festival and WOMADelaide in February and March, cricket and football at Adelaide Oval, plus steady business, hospital and university travel. City and North Adelaide apartments suit short business stays, while family homes near the beach suit summer holidays.

Summer and the festival season fill first, while late autumn and winter need sharper pricing and better listings to stay booked. That gap between an average listing and a well-run one is where professional management earns its fee.

Adelaide market snapshot

Published data varies by source and method, so we treat it as a range rather than a promise:

  • AirROI (Nov 2025 – Oct 2026, Adelaide, about 3,150 active listings): average daily rate about $333, occupancy about 49%, average annual revenue about $50,200 before costs.

  • AirDNA (Adelaide, Aug 2026, about 4,100 active listings across Airbnb, Vrbo and Booking.com): occupancy about 62%, average daily rate about $176, average annual revenue about $35,900.

The spread tells you something useful: results depend heavily on the property, how it is presented and how it is priced. Ask us for a free estimate for your address and we'll show you the numbers for homes like yours.

Short-term rental rules in South Australia

As of November 2026, South Australia has no statewide short-term rental register (as New South Wales has) or night cap (as applies in Greater Sydney). A 2025 Legislative Council select committee recommended a registration scheme and code of conduct, so new rules may be introduced.

Strata or community title by-laws, planning approval for a change of use, insurance and tax still apply to individual properties. We keep track of changes and help owners check their property before listing. This is general information, not legal advice.

Pricing

  • Full management – 15% + GST of booking revenue (less cleaning fees), with a 6-month initial term and 60 days' notice to end it after that.

  • Designer Setup – all-in design and furnishing for empty properties; a typical 3-bed, 2-bath home is about $17,000 (furniture, styling, cleaning, photography and launch).

  • Free design plan – included with onboarding.

Adelaide Airbnb management FAQ

Which parts of Adelaide do you cover?

We take on homes across metropolitan Adelaide, from the CBD and North Adelaide to the beachside suburbs, as well as the Barossa Valley. Send us the address and we'll confirm.

Can I still use my Adelaide home myself?

Yes. You can block dates for personal stays at any time; we plan pricing and bookings around them.

How much could my Adelaide property earn?

It depends on size, location, presentation and season. Request a free rental estimate and we'll compare likely short-stay income with a long-term lease for your address.

Is there a minimum contract term?

Yes, the first 6 months. We use the first 3 months to set up and fine-tune your listing (photos, description and pricing), and the next 3 months to show how the property performs once it is running smoothly. After the initial 6 months you can end the agreement at any time with 60 days' notice.

Is Airbnb allowed in Adelaide?

Short-term letting is generally permitted in South Australia, but strata by-laws and planning rules can apply to specific properties. We help you check before you list.
